New construction activity moderated in 2025, with approximately 422,000 square feet of retail space delivered across the Boise MSA. Looking ahead, the development pipeline is increasingly concentrated in grocery-anchored and large-format retail projects planned over the next one to three years. Several major grocers and national retailers have announced locations, including a Fred Meyer in Caldwell, multiple WinCo developments, and a Costco in South Meridian. This wave of grocery-led development is expected to anchor new retail nodes, drive demand for adjacent shop space, and support continued leasing activity in surrounding neighborhoods.
