BOISE MSA | Q3 2026 RETAIL MARKET REPORT

CONSTRUCTION TRENDS 

New retail construction has moderated compared to last year, helping keep vacancy rates in check. Through the second quarter, approximately 91,200 square feet of retail space had been delivered, down from nearly 156,000 square feet during the same period in 2025. Speculative development also declined, with 49,400 square feet completed compared to 79,800 square feet one year ago, though speculative projects still represented 54 percent of all new deliveries. Recent completions include ground-floor retail space within North End Lofts in Downtown Boise, more than 5,000 square feet at 5961 Big Sur in Nampa, and two new strip centers totaling 18,500 square feet at Pine 43 in Meridian.

Overall, NEW CONSTRUCTION has FALLEN 42% from the 2025 mid-year mark.

SPECULATIVE PROJECTS make up 54% of all construction DELIVERED so far in 2026.
