ABSORPTION TRENDS 

Retail market activity in the Boise MSA during 2025 was defined by strong tenant demand and elevated deal velocity, offset by notable move-outs that weighed on net absorption. Net absorption finished the year at 63,000 square feet, the lowest annual total since 2019—largely due to several large vacancies that have yet to be backfilled. Significant move-outs included House of Design Robotics at Sugar District (104,000 SF), Kohl’s at Boise Towne Square (80,900 SF), and multiple Joann Fabrics locations totaling approximately 84,000 square feet.

The total NUMBER OF TRANSACTIONS is UP 2% from last year and reached a RECORD HIGH.

NET ABSORPTION ended at 63,000 SF its LOWEST LEVEL since 2019.
