ABSORPTION TRENDS 

Leasing activity has held steady, with demand continuing to translate into meaningful occupancy gains. Gross absorption increased by 79 percent year-over-year, while net absorption more than doubled—an indication that tenants are not only active, but are successfully backfilling previously vacant space.

Six transactions over 10,000 SF occured in Q1 resulting in high levels of absorption.

Net absorption totaled 141,000 SF in Q1, more than double the level recorded in Q1 2025.
