BOISE MSA | Q3 2026 RETAIL MARKET REPORT

RETAIL ABSORPTION TRENDS 

The Boise MSA retail market remained healthy through the second quarter of 2026, supported by strong tenant demand, limited available space, and several large lease transactions. Net absorption reached 282,000 square feet through the first half of the year, a significant improvement from the negative 109,000 square feet recorded during the same period in 2025. This increase was driven by a handful of large occupancies, with each of the five largest lease transactions completed so far this year exceeding 18,000 square feet.

NET ABSORPTION in the Boise MSA’s retail market CLOSED Q2 2026 at 282,000 SF, a sharp swing into positive territory from -109,000 SF a year ago.


Only THREE SUBMARKETS in the Boise Valley finished Q2 2026 at NEGATIVE ABSORPTION levels.
