RETAIL TENANT ORIGIN
Leasing activity remains driven primarily by existing businesses expanding within the market, with 45 percent of tenant activity over the past 12 months coming from retailers opening additional locations. Although most deals remain concentrated among smaller users, larger-format retailers continue to play an important role in the market. Spaces greater than 5,000 square feet accounted for 30 percent of all “new-to-market” transactions over the past year, demonstrating that Boise continues to attract larger regional and national retailers seeking expansion opportunities.
ORGANIC GROWTH continues to drive leasing, accounting for 77% OF DEALS the past year.
Among NEW-TO-MARKET DEALS, 30% involved spaces of 5,000 SF OR LARGER.
