BOISE CAP RATES
Cap rates in the Treasure Valley held steady or compressed slightly in 2025, signaling stable market fundamentals and continued investor demand. Office cap rates remained flat at 6.1 percent, while industrial and retail edged down to 6.0 percent and 6.1 percent, respectively. Multifamily continued to trade at the lowest cap rate at 5.2 percent.
With the exception of multifamily, Boise cap rates across all sectors remained below national averages, underscoring the market’s relative pricing strength compared to broader U.S. investment trends.
BOISE CAP RATES remained RELATIVELY STABLE across all property types in 2025.
