Fundamentals remained healthy for the Retail market at the end of Q3. Total vacancy ended at 4.3 percent, marking September as the 7th consecutive month where vacancy has remained below 5 percent. Overall vacancy is anticipated to stay tight through the remainder of the year, which will ultimately keep lease rates on the rise.

Unanchored vacancy increased 100 basis points compared to the end of Q1, rising from 4.7 to 5.7 percent. This is the highest level unanchored vacancy has been in nearly two years. The uptick in unanchored vacancy is due to a rise in supply considering over 50,000 square feet of speculative product came online in Q2. This brought the mid-year spec total to 99,800 square feet.

It was another banner year for retail development with 303,500 square feet of new construction, up slightly from 2022. The biggest project delivered was D&B Supply’s new store in Caldwell, while the rest of the construction was attributed to multiple single tenant and strip center projects under 15,000 square feet. Multiple grocery anchors have been developed over the past four years, including Winco and Costco in North Meridian.

Boise MSA Retail Market Absorption Trends Q4 2023

While the past 11 quarters saw positive absorption levels, net absorption ended the third quarter negative for the first time in three years as a number of large retailers went out of business or closed locations. Some of these companies include Reel Theater in North Boise, Rite Aid closing a location in South Meridian, and Trade Viet Grocery going out of business in Southwest Boise. In addition, a limited number of large spaces leased in Q3 with only one transaction absorbed above 10,000 square feet. Net absorption’s annual total still remains positive, but is likely to end lower than both 2022 and 2021’s totals.
