Office sublease space has increased 50% from Q1 2022. The Boise MSA currently has 626,000 SF of office sublease space on the market. Meridian and Downtown Boise submarkets both have approximately 650,000 SF of office lease and sublease space available.
While industrial activity has slowed by 5 percent from Q1 2022, compared to last year (2021) the number of industrial deals are up 7 percent. Organic growth is expected to continue to drive industrial leasing activity with the addition of new tenants and tenant expansion occurring throughout the Boise Valley.
Retail commercial activity has remained strong. The total number of transactions are up by 22 percent from the first quarter of 2022. With strong leasing activity, the overall vacancy rate for retail space is at a record low of 5 percent.
Jae Foundation purchased 1881 E. Pole Line Road in Twin Falls. Grayson Stone and Holly Chetwood of TOK Commercial represented the seller.
