Major Nampa R&D and Manufacturing Facility Hits Market Amid Micron’s Expansion and Idaho’s Advanced Manufacturing Growth

Former big-box retail property has been transformed into a 103,459-square-foot R&D manufacturing corporate operations facility

Nampa, Idaho —A large-scale research, development, and manufacturing facility in Nampa has been brought to market, adding more than 100,000 square feet of specialized production and R&D space to the Treasure Valley’s inventory at a time of significant investment in Idaho manufacturing and technology.

Vantage Industrial at the Sugar District, located at 1406 N. Galleria Drive, includes approximately 103,459 square feet on 5.9 acres. Originally developed as a large-format retail property, the building was later substantially converted, with massive investment, to accommodate research and development, engineering, assembly, robotics, manufacturing and corporate operations under one roof.  That transformation offers the property a highly unique and specialized position in the local industrial market. The facility includes approximately 74,787 square feet of warehouse/R&D manufacturing and assembly space and 28,672 square feet of office space, with turnkey executive and administrative offices, training and collaboration spaces, and shipping and storage capabilities. The building also offers 3,000 amps of power, HVAC throughout the office and production areas, 18-foot clear height, and a secure paved and fenced yard.

The property’s availability comes as Idaho continues to attract significant advanced manufacturing and industrial investment. Micron Technology has previously announced more than $60 billion in investments in the Boise area, including two $25 billion leading-edge semiconductor fabrication facilities currently under construction and a newly announced $10 billion Micron Research Labs campus. The three major projects will expand the region’s semiconductor manufacturing, research and technology capabilities, further underscoring the growing demand for specialized research, engineering, manufacturing and industrial space throughout the Treasure Valley.

The property’s history also reflects the changing nature of commercial real estate in the Treasure Valley. Space originally constructed for traditional retail was repositioned to support robotics, research and development, assembly and other modern industrial functions, demonstrating how existing buildings can be adapted as the region’s employment base and real estate requirements evolve.
