Nearly 49,000 SF R&D/Manufacturing Space Coming Available in Coeur d’Alene

Spokane–Coeur d’Alene aerospace and advanced-manufacturing corridor
Coeur d’Alene, Idaho — Nearly 49,000 square feet of established manufacturing and R&D space is coming
available in Coeur d’Alene, creating a rare opportunity for a company seeking existing production
infrastructure within the growing Spokane–Coeur d’Alene advanced-manufacturing corridor.
Located at 600 W. Wilbur Avenue, the 48,922-square-foot space is part of an approximately 140,000-squarefoot
manufacturing facility situated on a secure 13.21-acre site. Built in 1998 and expanded in 2009, the
facility is an established manufacturing environment, combining production, R&D and integrated office
functions.

Unlike conventional warehouse space that may require significant investment to support specialized
production, the Wilbur Avenue facility already incorporates many of the fundamental components of a
sophisticated manufacturing operation. The facility features 600 amps of three-phase power with service
availability up to 3,000 amps, HVAC throughout the production and office areas, 16- to 18-foot clear heights,
fire suppression and dedicated loading.

“Finding this amount of established manufacturing space in the Coeur d’Alene market is unusual,” said Danny
Davis, CCIM, commercial real estate agent with TOK Commercial. “For a company planning an expansion or
entering North Idaho, having critical production infrastructure already in place can significantly change the
real estate equation.”
The opportunity comes as the Spokane–Coeur d’Alene region builds momentum in aerospace and advanced
manufacturing. The U.S. Department of Commerce selected the region’s American Aerospace Materials
Manufacturing Center as one of 31 federally designated Regional Technology and Innovation Hubs, with a
focus on advanced composite manufacturing for commercial and defense aerospace. The designation builds
on an established regional industry base: the greater Spokane area alone is home to more than 1,400
manufacturing businesses employing over 17,000 people, while the regional aerospace ecosystem includes
more than 120 manufacturers, suppliers, distributors and related organizations.
That growth is increasingly visible in North Idaho. ATC Manufacturing is expanding its Post Falls operation to
support growing commercial and defense aerospace production, while Continuous Composites more than
doubled its Coeur d’Alene manufacturing footprint in 2026 to support advanced composite manufacturing for
aerospace, defense and other high-performance applications.
“What makes this space particularly unique,” said Danny Davis, “is its location within an increasingly
sophisticated network of manufacturers, suppliers, engineering talent and workforce resources spanning
North Idaho and Eastern Washington.” Located approximately 2.8 miles from Interstate 90 with convenient
access to US-95, the property connects Coeur d’Alene with Post Falls, Hayden, Spokane Valley and the greater
Spokane market.

600 W Wilbur Avenue is offered for lease at $13.80 per square foot per year, NNN, with approximately 48,922
square feet anticipated to be available March 1, 2027. The property is exclusively marketed by Danny Davis,
CCIM, of TOK Commercial.
