RETAIL VACANCY RATES
Retail activity rebounded in the first half of 2026, recording 55,000 square feet of net absorption compared with negative absorption during the same period a year earlier. Vacancy improved to 4.3 percent at midyear, down from 5.0 percent a year ago but above the 3.5 percent recorded at year-end 2025. The increase from year-end was largely attributable to the closure of two Grocery Outlet locations in Idaho Falls and Pocatello, which added 39,000 square feet of vacant space to the market. Top move-ins included HomeGoods entering the Eastern Idaho market and backfilling the former 24,000-square-foot Joann Fabrics location in Idaho Falls, while Les Schwab expanded its regional presence with its eighth location, a new 10,600-square-foot store in South Idaho Falls.
