The retail market is well-positioned for continued stability, supported by strong population growth and sustained tenant demand. Organic expansion remains a key driver, with more than 50 percent of transactions from the past year coming from existing operators growing their footprints.

As for rental rates, with most deals occurring in spaces under 3,000 square feet, competition for limited inventory in this segment has pushed pricing higher.

Over 52% of leases from the past 12 months were above $25 per square foot.

Asking lease rates are currently trending the highest in Kuna at $36 per square foot.
