10-YEAR TREASURY YIELD

The 10-year Treasury yield ended July at 4.8 percent, keeping borrowing costs elevated and maintaining pressure on cap rates.

  • Average retail cap rates remained stable at 6.1 percent, consistent with both last year and the relatively narrow range recorded over the past several years.
  • Multifamily cap rates were also unchanged at 5.2 percent.
  • In contrast, office cap rates increased to 6.4 percent from 6.1 percent.
  • Industrial cap rates rose 50 basis points to 6.5 percent.

After generally holding between 4.0 and 4.5% since 2024, the 10-year Treasury yield moved higher again in 2026 and ended July at approximately 4.8%.
