INDUSTRIAL LEASE RATE TRENDS
Industrial lease rates have remained resilient despite the increase in available space. Average asking rents currently stand at $1.10 (NNN, monthly) per square foot, only slightly below $1.13 recorded a year ago and marking the third consecutive year that market-wide rates have exceeded $1.00 per square foot. Demand for newer product continues to support premium pricing, with Class A industrial lease rates reaching a record high $1.23 per square foot.
Average LEASE RATES are $1.10/SF, with only 2 SUBMARKETS averaging BELOW $1.00/SF.
CLASS A lease rates are at a RECORD HIGH $1.23/SF per square foot.
