RETAIL LEASE RATE TRENDS
In the Boise MSA, limited availability has pushed asking retail lease rates to record highs, reaching $24.00 per square foot (NNN, annual), an increase of $1.50 from 2025.
Class A asking rates have also climbed to a record $31.00 per square foot, with select new developments commanding rates as high as $45.00 per square foot.
Food and beverage concepts continue to drive leasing demand, accounting for 41 percent of transactions over the past 12 months. Independent restaurants have been particularly active, while local startups have grown as a share of overall leasing activity, reflecting continued entrepreneurial interest in the Boise market.
ASKING RATES are at a RECORD HIGH $24 per square foot, UP $1.50 from last year.
Average CLASS A RATES have SURPASSED $30 per square foot for the FIRST TIME on record.
