RETAIL ABSORPTION TRENDS
The Boise MSA retail market’s leasing activity has moderated, with transaction volume declining 15 percent compared to last year. Nevertheless, net absorption remained positive through the third quarter, totaling approximately 321,000 square feet.
Nearly every submarket recorded positive net absorption, with Southeast and Southwest Boise being the only exceptions. In Southeast Boise, negative absorption was largely driven by S2 Pickleball vacating its 28,000-square-foot space at Family Center.
NET ABSORPTION ended Q3 at a positive level of 321,000 SF UP from -32,000 SF in 2025.
OVERALL number of TRANSACTIONS is DOWN 15% over the past 12 months.
