OFFICE VACANCY RATES
The Eastern Idaho office sector recorded positive net absorption for the second consecutive year, with 44,000 square feet absorbed through the first half of 2026. Nearly 40,000 square feet of new construction was delivered during the period, with just 3,000 square feet developed as speculative space. Medical-related development accounted for two-thirds of delivered construction, reflecting continued demand from healthcare users while broader office development remained constrained. Overall vacancy declined to 4.5 percent at midyear, down from 5.4 percent a year earlier, as leasing activity outpaced additions to available inventory.
