OFFICE LEASE RATES
Asking lease rates averaged $15.50 (NNN, annually) per square foot, increasing 3 percent year over year but remaining unchanged from year-end 2025. The River submarket commanded the region’s highest average asking lease rate at $22.25 per square foot, compared with $13 to $16 per square foot across most other submarkets.
