RETAIL TRANSACTIONS BY SQUARE FOOTAGE
A notable trend this past quarter was the resurgence of large-format leasing. Several high-profile deals helped absorb long-standing vacancies, including Vasa Fitness leasing 67,100 square feet at Boise Plaza West (formerly Burlington), AutoZone taking 36,100 square feet at District 208 in Nampa, and Tractor Supply occupying 23,000 square feet at 216 Caldwell Blvd, a former Office Max location.
While large-format leasing made a notable impact in Q1, the market continues to be driven primarily by small-shop users.
Over the past 12 months, 76% of all transactions have been for spaces under 3,000 SF.
Meridian accounts for the majority of these small deals with 61 deals below 3,000 SF.
