Office Update
  • Total vacancy stayed flat at 8.8% in February. Multitenant vacancy increased from 13.4% to 13.8%. 
  • The Boise Chamber of Commerce moved into their new 13,000 SF building at Pioneer Crossing in Downtown (6.9%).
  • The vacancy rate in Southwest Boise fell to 4.1%, the lowest point in over 15 years.
  • Eagle vacancy increased for the fifth consecutive month but remains relatively low at 5.6%.
  • Willamette Mortgage leased 4,300 SF at The Village decreasing vacancy in Meridian to 4.1%.

Industrial Update

  • Overall vacancy decreased from 3.3% to 3.1% in February. Multitenant vacancy increased from 8.1% to 8.8%. 
  • Overall vacancy fell for the 6th consecutive month, hitting the most recent low of 3.1%.
  • Agri-Lines Irrigation occupied a newly constructed 8,200 SF building in South Nampa where vacancy is 10.5%.
  • The vacancy rate in Nampa fell to 3.1%, the lowest point in over 15 years.
  • Idaho Equipment & Sheet Metal relocated to a newly constructed facility, vacating 5,100 SF in Caldwell where vacancy is 5.9%.

Retail Update
  • Total vacancy increased from 8.1% to 8.3% in February. Unanchored vacancy decreased from 12.1% to 11.9%. 
  • American Eagle will open its second location (7,600 SF) at The Village in the Meridian submarket where vacancy is 5.9%.
  • Rue 21 vacated 5,100 SF at Treasure Valley Marketplace in the Caldwell Blvd submarket where vacancy is 7.0%.
  • Chick-fil-A opened their first Nampa location at Treasure Valley Crossing (4,900 SF).
  • 2C Family Brewing Company bought 1215 1st Street in South Nampa where vacancy declined to 10.3%.
